Greystar's challenge
Greystar is the largest real estate operator in the world. In Spain it runs 3 brands: Be Casa (mid-market flex-living), Nera Living (premium flex-living) and Canvas (student residences).
When they launched Be Casa in 2024, they wanted to stand out from other operators in an increasingly competitive market. One of their bets: offering electric mobility as a premium amenity in every building.
Why they chose us
Greystar internally evaluated 4 alternatives:
- Buying 50 bikes per building and operating them with their own staff.
- Agreements with public bike-sharing operators.
- Subsidising individual passes for tenants.
- CityFlow.
Why CityFlow? 3 concrete reasons:
- 100% Be Casa branding on every bike (side disc, decals, app).
- Zero operations for the property manager (Greystar doesn't want to operate bikes).
- A scalable model we were already applying with their other brand, Canvas.
The rollout step by step
We worked together on a 9-week plan:
- Weeks 1–2: visit from their operations director, dock floor-planning, definition of the branding look & feel.
- Weeks 3–4: decal production and software configuration.
- Week 5: pre-deployment of 25% of the fleet in the first pilot building.
- Week 6: adjustments, training for the Be Casa team.
- Week 7: full deployment and communication to tenants.
- Weeks 8–9: close monitoring, first usage data, final adjustments.
Results after 6 months
Be Casa reports internally:
- 78% of tenants active on the fleet every month.
- 2.4 trips/user/week on average.
- Bike amenity NPS: 9.1/10 — the highest of all the building's amenities.
- +11% mention of the amenity in public reviews and exit forms.
What we learned together
For future flex-living rollouts, these are the keys:
- Dock visibility: if the bike isn't seen, it isn't used. Dock near the main entrance or the coworking, always.
- Initial communication: tenants need 2 emails and 1 physical poster to learn about the amenity.
- Integrated building app: if the tenant already uses the building's app, the bike is best managed from there (not a separate app).
- Branding personalisation: the more personalised the bike, the more it feels "mine" and the more it gets used.
